Overview

As of the first of September in 2009 new State Home Building Regulations came into effect in Baden-Wuerttemberg. The new regulations stated that senior care homes were obliged to house their residents in single-bedrooms (100% single-bedroom). During a transitional period of ten years, care home operators had to convert their facilities from double to single rooms. This decision meant that many care homes in Baden-Württemberg were at risk of closure and relocation of residents.

Our Senior Care Home was facing was facing the same risk. To eliminate the risk, we proactively completely remodelled the facility and extended the property to not only house all existing residents in single-bedrooms but also increase the number of residents that can be housed to 108.

All activities were carried out while securing the operation and integrity of the care home and its residents.

We are grateful that the project received wide recognition by being nominated for the ICG Real Estate Social Impact Investing Award in 2022.

AIF Impact

  • Refurbishment and renovation to create 98 new single rooms, 10 units for assisted living and remodelling of 5 staff/guest rooms.

  • Increase in the single room quota to 100% in accordance with the state home building regulations in Baden-Wuerttemberg.

  • Renegotiated a long-term lease agreement with new tenant after operator-driven market survey was carried out.

  • The building energy rating was significantly improved from EPC-G to EPC-A.
